Right Start Inventories is a well-established property inventory provider based in Washington, Tyne & Wear. We extend our services throughout the entire North East, from Middlesbrough to Blyth, Sunderland to Hexham, and all areas in between. As a family-run business, we prioritize delivering the most professional service possible to both private landlords and multi-site, national letting agents. Our comprehensive property inventory reports, coupled with our end of tenancy check out reports and mid-term inspections, ensure that both agents and landlords can have peace of mind. We are fully insured for public liability and professional liability, and we are also registered with the ICO. Certificate number available upon request.

Prices are subject to the following conditions:

1. The basic fee rate includes a standard property inventory report for 1 kitchen, 1 lounge/living room, stairs & hallways, a relevant number of bedrooms, and 1 bathroom. Additional rooms considered for the end of tenancy check out reports include dining rooms (a through lounge/living/dining room counts as 2 rooms), extra bathrooms/shower rooms, toilets, landings, conservatories, cellars, gardens, and furnished balconies, all charged at an additional £10 per room.

2. Smoke alarms and Carbon Monoxide alarms are beep checked only and pictured.

3. Pictures of all keys available at the time of the property inventory report are included.

4. Meter readings are captured and noted where available at the time of the property inventory.

5. Payment terms require settlement within 14 days of completing the report unless otherwise agreed. If we need to return to the property for new photos for either the end of tenancy check out reports or mid-term inspections, the price will be confirmed based on the requirements.

6. NO SHOW – A fee of £25 will apply if a clerk attends a booked appointment and the booking has been cancelled or the agent/landlord is a no-show at the time of arrival, unless the cancellation is made at least 2 hours prior.

Check out reports are charged at a flat fee as per the price list. We will require a copy of the original check-in report when the booking is made if available. If no report is available, we use a template report as an overview of the property's cleanliness and condition.
