1.Right Start Inventories covers the property only to the extent that the condition of the premises permits. It only extends to the parts of the premises that are readily accessible. All other parts of the premises i.e. attics, garages, lofts and communal areas that are not relevant to the inventory, are specifically excluded.
2. Unless the Inventory is carried out in daylight hours, the exterior and belongings will not have been inspected.
3. If a garden needs inspecting Right Start Inventories will endeavour to mention plants and shrubs however Right Start Inventories considers plants to be perishable.
4. Lighting only will be tested for power where practical, and in any event for power supply only. Burglar alarms, panic alarms and domestic appliances are not tested.
5. Carpets, rugs and other floor coverings have been inspected to the extent that they are sufficiently clean so that stains and markings, including burns and other damage can be readily identified.
6. Unless otherwise stated in writing, items in boxes, plastic sacks and other containers are assumed to be awaiting removal and are specifically excluded from the inventory.
7. All items are described only so that they can be identified. Sizes of objects are given only as approximate and are purely an aid for identification.
Good Condition - very few or minor marks / scuffs noted and clean
Fair Condition - poorly marked and damaged noted - appears very worn
Poor Condition - in need to replacing, extremely worn, marked and damaged beyond repair.
8. It should be noted that the compiler of this report is not an expert in fabrics, woods, materials, antiques, etc and not a qualified surveyor. This inventory should not in any way be used as a report for valuation purposes for the premises and its contents or as a structural survey report.
9. Every effort has been made to carefully check the property and its contents, however, Right Start Inventories representative cannot move extremely heavy Contents, nor can we undertake to attempt entry to inaccessible places. Our clerks will not report on areas such as overcrowded drawers & cupboards.
10. The Right Start Inventories representative is not aware of recently bought items. New is only stated if the item is still within packaging. This inventory has been compiled on the basis that, unless otherwise stated, an item is free from visible soiling, defects or damage.
11. Newspapers, magazines, perishables, houseplants are not included unless specifically requested. Books, compact discs, DVD’s, videotapes and other similar items will not be listed individually but will be stated as ‘collections’.
12. Meter readings can only be taken if they are accessible and clearly marked. It is the landlords responsibility to advise the letting agent / inventory clerk of the location and serial numbers before attending the property.
13. Both parties have 7 days to make any comments following receipt of the online inventory report. Any comments can be added online to the report by the tenant / landlord.
14. As per the Data Protection Act, we are entrusted with our clients confidential information and promise to use and secure all information in an ethical fashion. Under no circumstances will our customer information be passed to any other organisation without express permission from the client in question.
15.Smoke and Carbon Monoxide Alarm Regulations 1st October 2015 - Right Start Inventories ONLY audio test the smoke, carbon monoxide or heat alarms on behalf of the landlord / agent for audio sound only where alarms are available in the property. Right Start Inventories takes no responsibility for damage or malfunction during the testing process. It is the landlords / property management agents responsibility to ensure there are adequate smoke alarms on each floor and as of 01st October 2022 there are the correct number of carbon monoxide alarms fitted according the UK law. Right Start Inventories takes no responsibility for this.
16. Windows - Whilst comment is made on windows they are not tested to ensure they are in working order to ensure the property stays secure as the clerk found it.
17.Safety Disclaimer - This inventory relates only to the furnishings, furniture and all of the landlords contents in the property. It is no guarantee of, or report on, the adequacy of, or safety of , any such contents or equipment's. It is merely a record that such items exist in the property at the time of the inventory and the condition it is perceived in. The gas, electrical or heating system appliances and any other fixtures and fittings in the property have not been tested for this inventory and, therefore, no guarantees are given in respect of them.
18.SMOKE, FIRE, HEAT, CARBON MONOXIDE DETECTORS
The inventory clerk is not qualified to test fire, smoke, heat or carbon monoxide alarms other than a beep test. The full working order and type of alarm fitted is the responsibility of the landlord / agent to ensure the correct type of alarms alarms are fitted in the property for the tenancy to begin.
It is the tenant’s responsibility to inspect any smoke detector fitted in the property at regular intervals to ensure they are in full working order as per the manufacturer’s instructions. Smoke alarms and Carbon Monoxide alarms will be pictured and tested only for power / audio where possible. If the alarms are unreachable this will be noted on the report for the Landlord or agent to have re checked. It is the landlords / agents responsibility to ensure there are adequate and working smoke alarms on each floor.
